Construcciones Armalutx renovates flats, houses and old buildings in Palma, with the structure and the City Council licences taken care of: beams, floor slabs and marès included. We work in Palma from our base in Inca, with our own team, and we are with you from the prior notification or the licence until the works are finished.
In Palma, renovation starts with the building. According to the 2021 Census, 61% of the city's homes are in buildings from 1980 or earlier, and 84% of main residences are in blocks of flats:
Flats in 1960s and 1970s buildings. Four in ten homes in Palma are in buildings put up between 1961 and 1980: original services, little insulation and facades that need inspecting. In 2026, buildings from 1976 and from 1966 must also submit the building assessment report (IEE).
Houses and buildings from before 1961. They make up one in five homes in the city: timber floor slabs and beams, marès walls and damp, with a renovation that starts by diagnosing the structure.
Historic centre and listed buildings. Inside the Avingudes, many buildings are in the municipal Catalogue (levels A1, A2, B and C) or have generic protection. Any work on a listed building needs a report from the Historic Centre and Catalogue Commission and, for assets of cultural interest and listed buildings, prior authorisation from the Consell de Mallorca.
Flats in a community of owners. If the work involves the structure, encloses a terrace or changes the facade, the owners' association must approve it by a three-fifths majority; for anything else, it is enough to notify the property manager beforehand.

Palma City Council works with two procedures, prior notification and the planning licence, and both carry the planning fee (2.61% of the budget) and ICIO (4%), from which half of the fee is deducted.
These are our 2026 ranges, excluding VAT and licences: the same as in the rest of Mallorca, plus the range for protected buildings in the old town.

In Palma, works cost more because of logistics (skip, use of the public highway and access to the centre) and because old buildings hide surprises in beams, floor slabs and services. VAT is 10% when an individual renovates their own home (more than two years old, and as long as the materials do not exceed 40% of the total), and works that only improve energy efficiency get a 25% ICIO rebate.
Our headquarters are in Inca, at Carrer del General Weyler, 29, about half an hour from Palma via the motorway, and we serve the entire city with our own team. The company's experience dates back to 1967 and has been passed down through generations.
Permission to use the public highway for a skip or scaffolding must be requested at least 72 working hours in advance, together with a loading bay reservation, and costs €0.41 per square metre per day. In the city centre, works vehicles need the ACIRE permit, with a maximum of three per site.
Noisy works can only be done on working days, from 9:00 to 20:00. From 1 May to 30 October, in the areas with heavy tourist traffic (the centre, Cala Major, the Passeig Marítim and from Molinar to s'Arenal), the hours are 11:00 to 19:00.

In Palma, in 2026 it is the turn of buildings from 1976 and, for the second time, those from 1966, and failing to submit it carries fines of €600 to €1,500, or up to €2,999 if the building is protected.
When the renovation needs a project (because it involves the structure, the exterior appearance or the use of the building), we answer for the work under the Building Act (LOE): ten years for structural damage, three for defects affecting habitability and one for finishing defects.
It depends on what you change. In Palma, interior works costing less than €3,000 without a project need no procedure; simple works go through prior notification and can start the next day; if they involve partial floor slabs, the facade or habitability, the prior notification is signed by a technician and works start after 15 days; and if they affect the load-bearing structure or more than 60% of the layout, a planning licence with a project is required.
Using our 2026 guide ranges, between €60,000 and €140,000 excluding VAT, depending on the scope: from a mid-range renovation, at €600-900/m², to a full renovation, at €900-1,400/m². In a protected building in the old town, the price per square metre rises to €1,200-2,500, and on top of all that come Palma's planning fee and ICIO, around 5.3% of the budget.
Yes, but with more steps. Any work on a listed building needs a report from the City Council's Historic Centre and Catalogue Commission, which meets on the first and third Tuesday of each month, and, for assets of cultural interest and listed buildings, prior authorisation from the Consell de Mallorca. Beforehand, you can make a voluntary enquiry to the Historic Centre department, which has no fee and no published response time.
Noisy works are only allowed on working days, from 9:00 to 20:00, under the municipal noise bylaw. From 1 May to 30 October, in the areas with heavy tourist traffic (inside the Avingudes, Cala Major, the Passeig Marítim and from Molinar to s'Arenal), the hours are cut to 11:00 to 19:00.
For works inside your flat, it is enough to notify the property manager beforehand, as long as they do not affect safety, the structure, the facade or other neighbours. If the work alters the structure, encloses a terrace or changes the building envelope, it also needs the approval of three-fifths of the owners' association, under the Horizontal Property Act.
