Construcciones Armalutx is a construction company in Mallorca that carries out full renovations of houses, flats and buildings all over the island, above all those that involve the structure: load-bearing walls, floor slabs, timber beams, roofs and extensions, with an architect's project and a licence. We work with our own team and with a Mallorcan building craft that goes back to 1967.
What separates a construction company from a renovation contractor is work that involves the structure of the house. That requires an architect's project, structural calculations and a planning licence:
Load-bearing walls and new layouts. Opening up spaces, joining the kitchen and living room or moving walls that hold up the house, replacing them with a beam or a frame that takes the loads.
Floor slabs and beams. Reinforcing old floor slabs with steel sections, Mecanoviga or carbon fibre, and replacing timber beams that can no longer be saved.
Roofs and facades. Rebuilding roofs, waterproofing and restoring marès or stone facades.
Extensions. Adding a new storey or volume, as long as municipal planning allows it.
With the structure sorted, we carry out the rest of the comprehensive renovation with our own team: plumbing, electrical and air conditioning installations, insulation, carpentry, flooring and wall coverings.
Not all homes are the same, nor do they have the same needs. That is why, at Armalutx, as a company specialising in renovations in Mallorca, we carry out a wide variety of projects every year, from the full restoration of an old house, following the patterns of the Mallorcan architectural style, to the renovation of a single kitchen or bathroom. If you are going to renovate a flat without touching the structure, we explain how we do it in flat renovations in Mallorca.
Our speciality is full renovations of houses that need a thorough transformation, in which we tackle aspects such as:
– Reconfiguring the space to make it feel larger or make better use of the available square metres, and adding new finishes.
– Renovation of plumbing, electrical, and air conditioning systems and their upgrade to more efficient systems.
We are passionate about rescuing and renovating old houses and apartments, respecting the essence of Mallorcan architecture while incorporating modern systems.
– We can restore any original features you want to keep, such as timber beams, stone facades and hydraulic tile floors.
– We integrate more efficient technology through thermal insulation and air conditioning systems to adapt them to current standards.
If you don't need a complete renovation of your home, we can handle specific spaces in your home without the need for major construction.
– Bathroom renovations (replacing the bath with a shower tray, new taps, modern sanitaryware and tiling).
– Kitchen renovations (changing or rearranging units and worktops, creating open-plan kitchens).
No official body publishes renovation prices per square metre in Mallorca, so these are our guide ranges for 2026, excluding VAT and licences. We explain them in detail in how much it costs to renovate a house in Mallorca.
| Scope of the renovation | Guide price |
|---|---|
| Basic renovation | €400 – 600/m² |
| Mid-range renovation | €600 – 900/m² |
| Full renovation | €900 – 1,400/m² or more |
| Old house with structural work | can exceed €1,200/m² |
On top of the quote come VAT, which is 10% when an individual renovates their own home (more than two years old, and as long as the materials do not exceed 40% of the total), and municipal taxes. In Palma these are the planning fee of 2.61% and ICIO of 4%, also with a prior notification, from which half the fee is deducted; for works that only improve energy efficiency, Palma's ICIO has a 25% rebate.
Our journey in construction and renovation began in 1967. Since then we have built up a great deal of experience and know-how, which we keep passing on to each new generation of workers; that allows us to take on any construction challenge with confidence and reliability. We can help you with full renovations as well as facade, bathroom and kitchen renovations, always aiming for the best result and the fullest guarantees on every job.
As a construction company in Mallorca we know how to respect and enhance the Mallorcan essence, combining traditional materials such as stone and wood with technology and design solutions that add a modern, functional touch.
As specialists in full renovations in Mallorca, we have a wide range of specialised professionals: plumbers, electricians, carpenters, bricklayers, decorators… All coordinated to offer you a complete, efficient service. Whatever the size of your renovation in Palma de Mallorca, we are here to help you.
We'll guide you through the entire process: from drawing up plans and choosing materials to handling all the paperwork. Our goal is for you to enjoy your renovation in Mallorca worry-free.
When the renovation needs a project (because it involves the structure, the exterior appearance or the use of the building), we answer for the work under the Building Act (LOE): ten years for structural damage, three for defects affecting habitability and one for finishing defects.
We know that time and budget are critical in any renovation. That is why we set a clear, realistic works schedule and keep you informed of every step forward and any possible issue.
It depends on what the work involves. Interior works costing less than €3,000 that need no project require no procedure at all; works that need no project go through prior notification; and those that affect the foundations or the load-bearing structure, change the volume or the number of homes, or change the use need a planning licence with an architect's project. In Palma, a prior notification without a technician lets you start the next day.
Using our 2026 guide ranges, a 100 m² house comes to between €60,000 and €140,000 excluding VAT, depending on the scope: from a mid-range renovation, at €600-900/m², to a full renovation, at €900-1,400/m². If the house is old and the structure needs work, the price per square metre can exceed €1,200, and licences and project fees come on top of all that.
Yes, but it is not minor work: touching the load-bearing structure requires an architect's project, structural calculations and a planning licence and, in a block of flats, the approval of three-fifths of the owners' association. Before demolition, the wall is replaced by a beam or a frame that takes its loads, and old floor slabs often need reinforcing with steel sections, Mecanoviga or carbon fibre.
10%, if three conditions are met: the work is commissioned by an individual for their own home or by an owners' association, the home was completed or renovated at least two years ago, and the materials supplied by the construction company do not exceed 40% of the total. If they are not met, or if you are renovating a home you rent out, VAT is 21%.
In our experience, the works for a full renovation take between two and six months, depending on the size and what needs doing. Before that, the project and the paperwork have to be prepared: with a prior notification you can start straight away, but if the renovation needs a planning licence, the average wait in Palma was 9 to 12 months in February 2026, according to the City Council.
The Next Generation grants for energy-efficiency renovation closed to applications on 30 June 2025 and the funds are exhausted; works already awarded have until 30 June 2028 to be completed. In 2026, income tax (IRPF) deductions for energy efficiency remain: 20% and 40% for amounts paid up to 31 December 2026, and 60% for whole buildings until 2027. In Palma, ICIO is cut by 25% for energy-efficiency works.
