  • Partial renovation: specific areas of the apartment. Typically the kitchen and one bathroom, or an open-plan living room/kitchen while retaining the bedrooms. Allows living in the apartment in phases.
  • Kitchen renovation: cabinets, countertops, appliances, plumbing, electrical work, tiling, and flooring. Timeframe: 4 to 8 weeks.
  • Bathroom renovation: includes toilets, shower or bathtub, tiling, flooring, plumbing, and lighting. Timeframe: 2 to 5 weeks per bathroom.

Closed budget vs open budget: why the difference matters

Most client-construction company disputes in Mallorca stem from the contracting model. There are two ways to sign a renovation contract, and the difference is reflected in the final bill.

  • Open budget (by administration): you pay for the hours worked and materials used. It starts low and increases as the work progresses. You pay for any unforeseen expenses. It's the most common model in the sector—and the main reason why many renovations end up costing 30-401,000 to 30,000 pesos more than estimated.
  • Fixed price: you agree on a total price upfront, and that's what you pay. The construction company covers any unforeseen expenses. You'll only be billed more if you decide to expand the project, and in that case, the additional cost will be assessed and agreed upon before work begins.
