- Verifiable years in operation and number of completed projects. A construction company with only five years of experience lacks the structural track record to guarantee anything for ten years. Verify with the Companies Registry and their actual construction activity.
- Contracting model: fixed price or on a pay-as-you-go basis. A fixed price means a price agreed upon on the first day. On a pay-as-you-go basis means you pay for labor and materials—and you cover any unforeseen expenses. The second model is the cause of the 80% conflicts between client and construction company.
- Explicit legal guarantees according to the Building Regulations Act (LOE). Every construction company is obligated to provide 1, 3, or 10-year guarantees depending on the type of damage (finishes, habitability, structure). If this isn't stated in the contract, that's a problem.
