These are the four types of construction projects we are most frequently asked to undertake, and what each one entails:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Complete renovation of a traditional village house: Most of the houses in the old towns of Inca, Lloseta, Selva, Binissalem, and the other villages of the Raiguer region were built before 1940. They feature walls of mar\u00e9s (local sandstone), wooden beams, hydraulic tile floors in patios and on the ground floor, and original woodwork that is often worth restoring. Renovating them is a delicate process: you preserve the good elements (structure, quality materials, traditional layout) and modernize the installations, insulation, bathrooms, and kitchen. Typical investment: \u20ac1,000-\u20ac2,000\/m\u00b2 depending on the initial condition.<\/li>\n\n\n\n<li>New single-family homes on consolidated urban or legally registered rural land: many clients buy land in Lloseta, Selva, Mancor, or small towns and request turnkey new construction. Typical timeframe: 12-18 months. We intervene using reinforced concrete beams, carbon fiber, or reinforced concrete, depending on the case. Those with rot or termite infestation are replaced or reinforced; the sound ones are treated and left exposed.<\/li>\n\n\n\n<li>Arabic tile roofs over thin bricks: they are restored respecting the original. This depends on the complexity of the project and whether the file is complete from the outset. With Law 4\/2025, passed in July to expedite urban planning procedures in municipalities with more than 10,000 inhabitants, processing times are being progressively reduced in urban areas. For smaller towns in the Raiguer region (Mancor, B\u00fager, Caimari), processing times are similar or slightly shorter due to a lower volume of applications.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Is it possible to build on rural land in the municipalities of Raiguer?<\/h3>\n\n\n\n<p>Only on legally buildable rural land according to the corresponding municipality&#039;s General Urban Development Plan (PGOU) and complying with the conditions of the Island Territorial Plan. Each municipality has different rules: minimum plot sizes, heights, maximum occupancy, and setbacks. Before buying rural land with the intention of building, the first step is to verify the actual zoning classification with a qualified professional\u2014don&#039;t rely on &quot;it&#039;s classified&quot; without a certificate.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Do you keep the mar\u00e9s stone visible in the renovation?<\/h3>\n\n\n\n<p>It depends on the case. When the wall is in good condition and the client wants to preserve its traditional character, then yes. The correct technique is to clean it, seal the joints with hydraulic lime mortar (not cement, which damages the stone), and apply breathable treatments. In humid areas, the wall is lined from the inside with a cavity and insulation, preserving the original exterior face. What shouldn&#039;t be done is to cover it with waterproof mortar or plastic paint.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">How many years does it take to pay for the renovation of a rental village house?<\/h3>\n\n\n\n<p>If the house is purchased to renovate and rent out as a year-round residence, the average payback period in the Raiguer region is 12-18 years, depending on the purchase price, the renovation costs, and the local rental rates. If it&#039;s intended for holiday rentals (with a tourist license), the payback period drops to 6-10 years\u2014but the issuance of new tourist licenses is currently very restricted in the Balearic Islands, and this should be verified before buying.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What documents do I need to request from a construction company in Inca before signing?<\/h3>\n\n\n\n<p>The same requirements you would ask of any reputable construction company: current Social Security registration, liability insurance, tax clearance certificate, registration in the Register of Accredited Companies (REA), and a standard contract with the 1, 3, and 10-year LOE guarantees.
